It’s always heartbreaking to get a project that a homeowner has already paid for once but have to get redone. The original contractor made a number of errors, some of which could have had devastating consequences. While the posts for this deck were large enough, the concrete piers they sat on were undersized, as was the beam. The posts were also run through the concrete, so had started to rot after just five years. The deck joists were improperly framed causing waves in the decking and the poor-quality decking itself was separating out. And being an inferior product, had already shown signs of wear. The front porch was also not poured correctly with unequal height steps and the leading edge cracking out.
The first thing we did was dig out the piers and repoured them to the appropriate size. Existing posts were supported and cut higher to remove rot and allow for proper installation over metal bases. The old deck was removed, and new framing went up. We added water resistant joist tape to help protect them from rain and snow. We also completely removed the front porch to pour equal steps and slab to meet building codes. We also poured a new slab at the base of the new back deck stairs.
Besides the new stairs, a powder coated aluminum railing was added to the deck. Now the deck is well-supported, straight, and safe. This work will stand the test of time and has given these homeowners a renewed assurance and satisfaction in the construction of their home.
